Your Website Should Be A Real Estate Search Magnet

Competition in any real estate market is over-whelming and breaking into that real estate market is no easy task.  This is especially true for (but not limited to) new agents.

A powerful way to get established quickly is by setting yourself apart as a specialist, expert, etc. in any particular area. Using a publishing platform such as WordPress allows you to section out specifics about you, your area, etc., and in such a way that relates to readers. You’ve heard the saying: “Sell the SIZZLE not the STEAK”!

Give online searchers exactly what they are seeking in 30 seconds - then fulfill that search with “targeted results”. For example, “Destin, Florida” is my home town. If I were interested in promoting beach front properties on my website, I could be like every other website and have links that target each of the beach areas by name. Maybe some condos, price ranges, etc. These of course are necessary, but what about the SIZZLE? The beach and lifestyle surrounding the beach? Is it a popular place for vacation rentals? Offer informative info about nearby restaurants and activities based on your personal experience. Learn to keep it alive by adding to it in the future. Add posts about events, news and updates. Strive for comments and “LIKES” on facebook. With well written (not canned) information that shows who you are, your local experience (not resume), recommendations, friends, professional acquaintances, etc., you can introduce your competitive advantage in a very subtle way.

How are you different than your competitor. You can tell visitors to your website outright that you are the expert they need, or you can let them come to the conclusion on their own by reading your posts, comments and articles. I opt for the later! If I am looking for the perfect golf home, I would like an agent experienced in playing the local courses and knows others who play as well. I would look for articles and posts about area golf courses, news about semi-amateur local tournaments,  comments about the course, golf clubs, up-keep, etc. What likes/dislikes. I would look to see what homes are available in the golf communities and would look for this information with the easiest starting point as possible.

I can tell prospects I am their best choice until I’m blue in the face. It sure is allot sweeter to hear a prospect comment on my knowledge and/or experience, which is usually followed by trust!

When they cross over and are actually searching for property, this is where you can add information about your experience as a professional. Give comments on particular properties in which you are very knowledgeable.

Learn to find and exploit “Target Niches” that you can own, if not entirely, at least a good piece of the pie.
