Getting Real Estate Leads

0

LEADS!, Every agent is striving to create a lead generation funnel that will bring in quality leads and conversions to sales or listings. Real estate is a crowded market online. It’s different than most industries as a real estate agent has to compete for indexing with FSBO’s banks, IDX, local MLS (yes MLS too, they are getting indexed as well and do take up Google Real Estate space that you are trying for), real estate directories and chats as well as, Vacation real estate, and so on. With thousands of property information and data in even the smallest of towns, agents have zero in on what potential buyer are looking for and set up their post to reach this audience.

Refine Real Estate Query For Better Search Titles

We are going to use Panama City Beach, FL as our example. A searcher may start out by searching “Panama City Beach Homes”. This pulls up everything from Trulia Posts (excellent), vacation rentals, National companies, FSBO properties, etc. So the searcher thinks more about what they are looking for. because this search is way to wide. So they search for “panama city beach homes for sale” again getting an array of results that are way to wide. Remember, people like things easy and would rather spend a few minutes refining their search criteria, usually before clicking on many links and hitting the back button.  So now the searcher refines the search refines the search and ads Tyndal AFB. BINGO!!

This searcher is transferring to Tyndall AFB and his primary concern is being near Tyndal. However, he is also in a higher price range than what is offered in his results.  So he refines his search to be ” Homes for sale near Tyndal AFB” and in the snippet area he sees “Beautiful Golf Home near Tyndal AFB, 200k” and this sparks interest.

Based on this, I would actually use the predefined search and create a title as such:  Title- “Upscale Golf Community  Home Near Tyndall”. I added GOLF HOME to zone in on an even more refined search and help generate an even better indexing for the post. The rest of the details (SINPPET) should be in the very next two sentences such as: “Golf Home close to Tyndall AFB. Transferring? This Upscale home is only 20 minutes from Tyndal…..

So, when posting about your properties, refine, refine even further and get to the core of what a potential buyer will search for.
